I have read so many articles on getting and keeping good tenants...that I feel your thoughts on the matter would be very well received.If you want to start it but aren't sure what to write/how to start...then just pretend it's me that you are writing too and for...helping me figure out how and why to rent to grad students...it may not be the first blog on the subject...but with your wit and unique perspective on the subject, it'll probably stay busy, from time to time anyway.You could call it the "Oh my god, Joel won't stop bugging me about starting a blog about renting to grad students" blog....just rolls off the tongue like honey...don't cha think?

I get a number of applicants with this same type of thing, and besides the integrity question, I also don't want tax dollars on my school district to increase to support those who pretend to reside in the district. 

Pretend that you are not the tenant and purchasing the property.  

@Jay Hinrichs Yeah it bothers me to see these guys that sell these systems by showing checks and pretending that this field is little more than an untapped ATM.

When my handyman and myself arrived they pretended to not be home. 

So, because of this market, you won't likely be successful at getting the place at a discounted price.Try pretending you are her when you are thinking of your approach. 

I'm going to pretend your rambling wall of text and nonsense was a coherent, question.In every state I'm aware of, property managers/landlords can deny you for a dui.

My suggestion to you would be to start analyzing deals just for practice, go onto the MLS, pick out a couple foreclosures to start and take a drive to check them out, put together a pretend rehab budget then head to the MLS again and do some research on some comparable homes that have sold and are for sale in the market..... basically start to act like an investor and you'll begin to realize what areas are missing from your process.
