It is nice to have a strong bench.

"Sticky Icky" = pot, weed, etc.Yes, title companies and mortgage brokers have come under recent RESPA heat lately and particularly in CA.One of my agents here gets NOD and NOT's from his title then forwards them to me so I can still get thme that way.

Our kitchen is fully loaded with over 40 spices, all the staples, more pots than you can shake a spatula at.

Any suggestions on ways to sweeten the pot for her?  

Very generally speaking, those that chased the STR pot of gold and recently jumped in, have brought STR inventories to the point that they exceed demand. 

I am potting this out there to see if anyone has had a similar experience or has any advice! 

So you have A class MHP that have been selling since the industry started for the same cap rates or lower than A class multi family..And parks are very regionalized and much of that has to do with land use laws. so in states with very laxed land use laws in the past mom and pops sprung them up all over the place as is alluded too.. but these are generally C,D,F class.. and are priced accordingly. the Park I bought a couple weeks ago in Eugene Oregon is a prime example of a mom and pop burnt out land lord syndrome and the park had gone to pot and is full of white trash tweakers. 

They have been smoking pot in the building and also have a boyfriend living with them.  

No kidding, I was bench pressing 135 pounds, :) and nearly dropped the bar on my throat after your said something that made me chuckle enough to lose all my strength.

Then 2 months passed after I took their training and certification,  But still, they didn't get me started and left on the bench to idle.
