I know lots of guys skate by without getting licensed, but first time offense is $1000 fine and could be a big headache if you were operating without permits too.

He is firm, but fair with the Tenants (which is a business style I try to adhere to).I currently am working for him part-time (so I can learn from the front lines) and have found my original assessment of him to be correct.

(no offense)BTW, after doing a quick search, I see there are several homes listed under $40k...not bad for cash-flow if you say they rent for $400-$600/week and you have a 50%-95% occupancy rate.

:)I'm sure you'll be very successful either way Raquel :) Just don't drink too much Oakland or West Oakland Koolaid at the wrong price ;) @Arlen Chou has been drinking up, but at a very reasonable $/sqft and on reasonably realizable income (and with much more financial capacity, no offense), so just remember there are economic cycles, plans that don't always come to fruition, and West Oakland is certainly not immune to those dynamics IMHO...

No offense, but your soliloquy about the proposed tax plan is so off base I am supposing you never read it.
