I, too, agree with his philosophy in that it is quite easy to make money in a prosperous industry whereas it can be quite difficult to make money in a declining industry even if you have very talented people working for you.Although Buffett has not explicitly stated his investment criteria, if you examine his deals during his peak years, you will find that he liked buying companies with ROEs greater than 20% (with low leverage) and a P/E ratio of around 8 to 12.

Like you mention AV is a one industry town, it is sort of but 30% are LA commuters so there is more to that story if one cares to examine.

The appliances are also dated, so would need to be reviewed w/r to functional performance and efficiency.The kitchens look to be dated and would need to be examined more closely to determine if/when one should plan to begin replacing cabinetry and counters.The exact determination on the amount of reinvestment would be driven by how one runs their business and the type of neighbourhood (A, B, C or D).

Every state has real estate commission examiners, it won't be hard to find offers that were not accepted on transactions that would be higher than the ones accepted.Offers not accepted can lay dormant for years as they are required to be on file, without discovery, but when you have an issue come up, the audit trail can include searching by dates, names, addresses, by broker or agent.Jose, don't tip your hand, the more you keep that Realtor in the dark as to why the deal is not going to happen, the better, they may get insanely ticked off giving them more rope to hang themselves.I'd have a ball with this.....
