I'm assuming OR is the same, because of what was said, but in CA you can't kick out a tenant for 6 months after they assert a right, or it's considered a retaliatory eviction.And she probably knows this.Which is why I'd not let her just get away with throwing a piece of paper on the desk and refuse to comply with a process that is legal and reasonable.  

@Joe Kim If you are asking your wife to do the work of a landlord and to do property management for the properties you own together, then she will need to know more about what that entails before signing on.

Ok, I know this relates to an entirely different country  but the USA also has legislation governing unfair terms in consumer contracts and they probably entail similar legal doctrines.Basically the proposition is this.

I log expenses as I incur them and generate entail receipts.

How can someone take care of your property, handle tenants, if they don't have a clue of what it entails.

If you don't give them a reasonable rent amount, and a fair manager, they don't care about your gift cards.And as far as the idea of offering free internet - OMG, do you have any idea the problems this could entail for your manager? 

I don't know about the life on it, but in a 6-unit, I could imagine it taking quite awhile to rack up that many plays, not to mention any maintenance that it might entail.
