if your nearby competition has new cabinets (or new faced cabinets) you probably won't be able to command the same rent as them.It depends on what you want to do, and how your prospective tenants will react to it.Good Luck!

I've seen south carolina work recently as well, but literally across the border in Fort Mill where the rent commands so much that it makes up for the nearly double SC taxes as a rental.

However maybe this would command a premium, and perhaps the renter would appreciate it and not destroy it, (I've heard/read so many horror stories of bad tenants destroying properties)as well as pay their rent on time and stay for a long time to come.

.5 a percent is low.Investors can want what they want but a syndicator can also command what they want or they will not do the deal.I transact as a commercial principal broker.

That gives you the opportunity to do three things: - if the tenant has an old lease which is not fair market rent, now you can adjust- an upgraded unit will command even more rent- an upgraded unit will also attract a better tenant (like dating, if he is a 4 and she is a 10...)- the new tenant will interview with YOU and know YOU as the owner, YOU have senioritySometimes tenants will just tell you they have plans for moving and they never do, so I am not so sure how serious you have to take it.

or hunt without a license right. or in my world of private aviation the YAHOO who gets a student ticket and then flys as a student for 30 years.. when really he or she is pilot in command and is required to have a license..

A "nicer" unit might command a slight increase in rent, but not a 33% increase from $525 up to $700.What you should hope for in providing a cleaner and nicer unit in such a neighborhood is a smaller increase in rent, but more importantly you should be able to choose a better quality tenant.
