If you think you will have enough purchasing power without the extra 10% LTV, it may be better to get the 80% LTV HELOC as it will make the deals a little sweeter.

It’s like using a power tool with a safety guide, yeah you can get around the safety (loan qualifications, bank overlays) but unless you know what you’re doing, the alternatives (hard money, etc) could have you ending up with 9 fingers.
