The buyer may not pay, doesn't pay taxes, wrecks the place, etc.Legal action is possible but also takes time and money, that can be spend better elsewhere.So my question is simple, is there some sort of insurance/service that simply guarantees me that I recieve all my monthly payments?

The condition of the house is an absolute train wreck so I’m thinking the lender/FHA may be willing for that reason although I don’t expect much to be done quickly or reasonably via FHA.

Everything about this home was great except for the master shower was a wreck, it was filthy, and that the kitchen is dated but the shower made it unable to get a typical loan FHA or otherwise and nobody seems to know about rehab loans around here.
