A better solution, in my opinion, is not to rely on wholesalers,  as not only is it a dying breed due to the sheer incompetence they exhibit due to gurus' wrong instructions and teachings, but, wouldn't it be better to generate your own leads through a high performing website?

I am buying a flip house from a wholesaler.

I'm fairly new to investing and looking to wholesale at first, then develop a portfolio of rental properties in apartments, SFH or both.

As a broker in a wholesale market, I "buy" a loan from a lender at a discount and mark it up for my profit.

It might be worth it to try to source a property that's off market or via a wholesaler that needs rehab so you can build in equity.

Some wholesale companies require licenses even when states don't. 

@Camille Romero curious as to how you would remotely wholesale properties in Detroit or Ohio?

Wholesale, foreclosure, and seller financing can work too, but I’ve noticed that careful analysis and having reliable local contacts often deliver the best results over time.So as you two gear up for your first flip, how are you balancing the potential risk with your long-term goal of buying rentals?

Long and short, when I now look at my "return on Equity" numbers as opposed to my casual on cash return numbers it makes all the sense in the world for me to sell.Wholesalers contact me at least once a month the past 10 years and are always asking if I want to sell one of my properties, but I'll be hard-pressed to ever find a wholesaler that wants to pay me for what these properties are worth and is also willing to buy all the properties in one transaction which is how I'm looking to sell.Given how good our return numbers are here in northeastern Ohio compared to the parts of the country I know that out of state investors would definitely be very interested in in this portfolio.
