It appears to me a few numbers are questionable.

as other post mentioned, it appears that its personal property and not real property and taking it over like someone would take over a car. 

Imagine me asking my attorney for $35K worth of free court appearance /advise or a real estate agent to forgo the 6% fees on selling of a home or demanding my property manager give me 20 years of free property management or going to Best Buy every week and coming out with a cart full of electronics good without paying, etc.

This appears to be another article designed to capture eyeballs by creating controversy. 

This appears to be a good deal.

However, you appear to be the type that doesnt really want to deal with some of the work or extra effort needed for those strategies.

She is in a good position with the contractor who appears to be in direct contact with the tenants in terms of minor fixes as they arise. 

The Registered Agent will record the documents on your behalf so only their name and information appear on the documents.

And for example there was a Crowd Street deal (Nightingle) where the sponsor omitted losses from their claimed track record (and ultimately was fraud...they never even bought the claimed property).And there appeared to be some difficulty or confusion with obtaining the full and complete track record ( including both realized and unrealized deals).
