Similarly to what Mark Cruse stated above, provide dignified housing, respect your tenants, and either have a good PM or make sure you are updated on the regulations and best practices for placing tenants.

Update, confirmed with the city and it is legitimate if the property is in the name of the LLC, and the LLC is grandfathered in before restrictions were put into place.
