Key Steps Before ProceedingContact the Loan Servicer: They will guide you through the assumption process and confirm whether an entity can participate.Consult an Attorney: If you’re considering title transfers or joint ventures, an attorney familiar with VA loans can help you navigate potential risks.Understand Due-On-Sale Clauses: Ensure any post-assumption changes comply with the loan terms to avoid triggering repayment demands.Final ThoughtsVA loans are a unique and valuable financing tool, but the program’s focus on personal borrowers makes entity-based assumptions unlikely.

Just go through them, select the renovated/closely matching ones, and enter them into a model. Here's my fix & flip model, you can see the comps entered and some quick stats below them: Then I use that comp data to adjust the Sale Price in the model to what I estimate it will be (double check the resale $/sf is in-line with the comps), then adjust the purchase price until I hit my desired return level.

Filing a 1065 Partnership return Husband/Wife vs Schedule E
19 January 2025 | 42 replies
Dave NA ,Non LLC and non corporation husband-wife holders of rental properties do not have to file a partnership return; They can file Schedule E.The problems comes if it is held by an LLC(Two-member) in a non-community property state. For the management activities I would still recommend using an S-election or C-corp if applicable.
