CPA's, Tax advisors, Landlords and House Hackers are more than welcome to chime in.Here are the questions:  Since there was an existing system (that will be pumped, crushed, and abandoned), would there be a difference (deduction/depreciation-wise) if this is considered and alteration vs an install?

It may not happen, but everything online is "Hackable", even our computers, but then again we don't put ourselves out there for "hackers" to say hey, "I think I will hack Nancy Neville's computer", not knowing who Nancy Neville is. 

Like @Gene Hacker mentioned, many of the properties in those areas are in bad shape and bad neighborhoods.

I assume there are people who are willing to purchase this property and evict (for example a house hacker, or a live-in flipper).

If you would rather have rental house with 3 or 4 units, do a "House Hacker" loan that is insured by the FHA and get a 3.5% down payment loan. 

Investing in Apache Junction is great, but if you'll be working in Surprise have fun commuting 2 hours a day.A house-hacker is a special type of home buyer, because you have to find a deal where the numbers make sense AND it makes sense for your personal living situation.
