I charge a premium and as such, expect things to be a bit nicer and feel okay saying no discounts for people shopping for discounted stays as there is a reason I charge more than my competitors.

Do you think it’s an investment that can change your learning curve tremendously?

This would be ideal in terms of cash flow (after a few years) and equity appreciation since you'd be achieving tremendous returns on limited equity in the form of appreciation, principal paydown and tax benefits aside from only cash flow. 

We had to discount the heck out of those to get them sold. 

If you can buy all your kitchen appliances at once and ask for an extra discount or at least free delivery & installation, that's great too.

Obviously it is neighborhood specific but for me and every ADU client that I have where they rented both the house and ADU, they never gave a discount for the main house.

If you can secure a decent discount then you could hit .9-1%.

Also, if you have a long-term relationship with a local attorney, they may offer a discount for repeat business.
