@Andrew Grimmett If a seller is hesitant due to capital gains taxes, consider creative solutions: suggest an installment sale (seller financing) to spread tax liability over time, a 1031 exchange to defer taxes by reinvesting in another property, or a structured sale for flexible deferred payments.

We have all been in contact with each other and coming together to take this a step further if we do not find solutions with our relationship with you.

I'm sure that factored in to the government trying to find a way to gain ownership of the land and the only solution appeared to be a land swap. 

Likely your best solution is to do a 1031 exchange. 

A better solution, in my opinion, is not to rely on wholesalers,  as not only is it a dying breed due to the sheer incompetence they exhibit due to gurus' wrong instructions and teachings, but, wouldn't it be better to generate your own leads through a high performing website?

Just pointing out all the negatives with no solutions comes across as “i’m a complainer”

I am not interested in this space as a "get rich quick" solution but more so about developing and growing assets over time and eventually trading up into better assets that can provide the cash flow I need to accomplish my goals.

I'm thinking that repairing the plumbing leaks and getting the soil dried out could be a permanent solution.   

(the Pier or Vinoy Park.. watch dolphin swimming in the bay while running/walking or just hanging out in a hammock between palm trees) .
