So I listened to this podcast again for the third time just tonight and totally missed that first part where @Brandon Turner mentions how difficult refinancing has been for his recent conventional refinance and he had to write an essay on why refinancing is a good thing. 

I was at the BWI Meetup tonight and and two things were said in that regard. 

So tonight I had a tenant threaten to shoot other tenants between the eyes... turns out he has had other issues to which no one told me about till today...- like throwing all of his daughters clothes in the yard...???

@Dan Heuschele  great points dan. and timely, as at my town council meeting tonight, the city lawyer confirmed they are NOT requiring owners to occupy at least one unit.  

We plan on looking into the numbers tonight using the calculators on biggerpockets.
