Almost all sellers will deal with a real foundation issue, my guess is you are freaking out over a hairline crack. 

I have tried to operationalize it as much as possible with Notion and Trello but things are still falling through the cracks (SOWs taking too long, units not being listed, etc.).

States are large and the footprint of these centers is TINY by comparison.

With this said, I would never do this for a rental so this is a rental (tenant moved out) that I plan on selling using a 1031 exchange on soon and the garage floor has lots of cracks and stains so I want to make the floor look nicer.  

I am reading that Salt Lake City is a harder city to crack in the STR game...

Older homes in obvious need of renovation but no gang traffic, crack houses or abandoned boarded up buildings.

It's not cool, and I don't blame municipalities for cracking down on it one bit.  

A lot of people seized the opportunity with students because of the medical school but that area is now saturated with over priced student dwellings.There is still a market for STR geared towards tourists but the competition has increased on the tiny island. 

Curb appeal, neighborhood, etc.If you have a quality agent, they should point out potential problems like flooding, cracked foundations or walls, the neighbor's dead lawn, etc.

But tiny things like visiting your own listing daily and making changes to it, tells the algorithm, "This host is an active host."
