My understanding is that in Florida I do not need to hire licensed contractors to do regular routine maintenance (replace lamps, toilets, tiles, etc), is this true?

And I need 1 unit to store all my extra flooring, tile, wood, etc...

Tiles had to be removed which created a lot of dust. 

There are 2 buildings, the first in Fort Wayne, near airport houses 1 tenant ZF, a german auto-parts supplier, been in the space x 22 yrs and only has 2-3 years left on lease but space is custom for them and they have long contracts from automakers for parts for legislatively mandated discontinued car parts, when car models get shut down, the manufacturers have to continue to supply parts for 10-15 years by law, and ZF gets many of these contracts, also all work force very established there so company less likely to move, but even if they do, Heritage could carve up the 1, 100k space into 4 smaller spaces and then get 50% more rent.

This is second story and has tiles.

I'm not a contractor and don't do anything structural, but I would consider my brother in law and myself - experts at tile, kitchen, flooring renovations. 

And what is your experience with Rustoelum Tub & Tiles?

I can tell you a bathroom let's say that is getting an overhaul: new toilet, new vanity, new tub, new tile you are looking at 8 - 10k. 

All the improvements I am doing is going under this category (new bathroom, new plumbling, new kitchen cabinets, new tile, new flooring, appliances, etc...)I dont know how classify my labor expense.
