Again leveraging your PM skills and passion, you can partner with others to tackle multiple deals and be an active investor to support your living expenses today. 

Let me share a few thoughts:1) Find a MHP that more or less fits your criteria and tackle it as if you are going to buy it, even if you know this is not the park for you.  

We also plan on partnering with a friend to help with initial investment, cosmetic rehab (we plan to do the work ourselves and are not looking to knock down walls or anything major), splitting property management responsibilities, etc.I am hoping the community can help me out with some questions that I am still trying to tackle.1)  I am struggling with the financing aspect of acquiring a loan with a partnership.  

I'm not sure how to tackle this.Short story is - I want to try my hand at owning vacation properties that are oversea for me - I do not know where to start.Basically I am asking for information resources. 

But we kept trodding along tackling each problem as it came.

So I think there is a good opportunity of you are willing to deal with some cosmetic upgrades like painting and flooring and later tackle kitchen upgrades.

I can connect you with a more reasonable place, or, honestly, you shouldn't be afraid to tackle it yourself.

Slow down a bit and network with local investors, find a mentor and get yourself a killer deal that you can tackle within reason.

Lol, I have gotten fired for giving bad news but on the flip side I've been hired for my no BS style, my tenacity, my extreme patience, and for tackling problems created by others.

Thank you for the insight, I definitely wouldn't have planned tackling a rehab for a while, but I like the idea of wholetailing as well.
