I guess you could ask him to wait and mess with it or get a little creative and do as my friend did.If I asked someone to wait I would sweeten the payment - give him 'interest'.

All you can do is sweeten the deal some more.Ultimately, you signed their lease, and it survives the sale of the property, so you cannot force them to move (only entice them with incentives).
