get ready for some sticker shock too.

I would try to see the permit/inspection sticker to make sure it passed free and clear. 

I had a conversation with Bill & Alison Mencarow and suggested they add a sticker or ribbon to Bigger Pockets attendees and they agreed to do so.

@Ben Leybovich is full of the jokes today :)We love that you love BiggerPockets and that you support us with your Pro membership, but did you also consider that you have 2,000 forum posts, each with your logo, a link to your website, a video of your profile, a description of what you do in your signature, and a shiny pro sticker next to everything you do?

I realize I will not make my previous pay so I've had to get over that sticker shock.

Drive the areas when school is in session and look for college stickers on cars, lots of garbage cans, roving bands of party goers etc.

I have been just calling my usual guys and telling them to do the job, then I get the bill and resulting sticker-shock. 

No sticker shock to me at least. 

All are confident they can provide me a product, but I have a bit of sticker shock at the rates (5-7%) and terms (no more than 20 years amortization, most with a balloon payment at 5 years).  

That will give your unit a better appeal, you increase the rent and they don't get sticker shock of the rent increase.
