I'd try to steer you toward secondary markets in Texas (think Belton/Temple, Waco, Bryan/College Station, San Marcos, New Braunfels, etc.) over going to cheap markets in the Midwest.

I purchased a 7 unit directly across the parking lot of the EAST CLEV train station.

Move back the states and stationed in Nashville.

Is it zoned for things such as a filling station, or a strip Mall, or medical dental, or a church.

Area has mix of older retail strips, motels, banks, gas stations, some QSR, a few independent restaurants, services (barber shops, etc.), and retail, warehouses, factories, and a business incubator for entrepreneurs. 

The commercial lot is also vacant, on a commercial strip (mom n pop retail, banks, gas stations, etc.) 2 lots down from a moderately busy intersection in a redevelopment zone.

Not a bad place to be stationed.

Or I'd have to try and work up my log hours from home depot & gas station receipts which would be a big pain in the butt.
