There are too many bad investors who waste the time of a Realtor by asking him or her to submit low-ball offers in the hopes that the "Spray & Pray" method of buying will work.

Cats will rip carpet and if they spray (piss)  on the carpets they will stink and cannot be cleaned.

I ended up having G-Mac Construction (great company)  dig the outside of the basement wall down to the footing, I pushed the wall back out as far as I could using the I-beams, I cleaned the wall, I had a rubber coating sprayed on the the wall (a company recommended by G-Mac), I put in drain tile and G-Mac back-filled with sand then dirt.

If you are opposed to the CCW I would look at carrying pepper spray. 

And pepper spray...lots and lots of pepper spray.

Sounds like to me she needs to be educated and feed the cat and clean the bowl versus leaving it out...I have a dog and this happens to me and my home is sprayed monthly...It only happens when we get lazy and don't clean the bowl properly.Personally,  i would spray, then ask her about what i mentioned above.

Then spray any affected area with hydrogen peroxide or bleach.
