If your local market is very active and homes are selling fast, you may be able to get by with doing less.Your Home’s Condition: If your home is vacant or has a unique layout, using a professional stager who can bring in the right furniture and accessories may help buyers truly visualize its full potential.Your Budget: Talk to your agent to get an idea of staging costs in your area, as it can be the difference between your house selling and sitting.

Otherwise, you should be more active and flip homes or develop ground up which is far from passive. 

Best bet would be a “partnership” with a monied individual looking for a high risk/high return passive investment with you providing the “active” part.  

Additionally, you could also check with your insurance provider to confirm there's no active risk and provide that documentation to the lender as reassurance.

For family life, there are great communities with good schools and a lot of kid-friendly activities.

The priority is consistent recommendations from active investors.
