I can say that with Phoenix, a multitude of opportunities can be in store for you if you invest in their market, network, or even just want to get familiar with it.What type of real estate are you into: fix & flips, buy & hold, multi-family, or something else?

I would also make sure you have a good amount set aside if something hits the fan.  

I've actually been on the phone with a client and had them upload a document right then because in our conversation they remembered something they had originally forgotten.

I am trying to understand some things you said here as I am totally new to the commerical grade policy.

If you sold this property would you buy something in Arizona or would you continue to look for properties out of state? 

In almost all investments, you should have a solid base of reliable, cash-flowing, and hopefully appreciating assets before striking out into something new or riskier. 

After these changes, the property sold in just a few weeks to an out-of-state investor who wanted something turnkey with tenants in place. 

I've never had something that low, but I'm also looking at roughly $30k in equity on this property.
