A Smart TV, gas or charcoal grill, some outdoor entertainment (horse shoes, fire pit, archery or pellet gun range).

The other side of the duplex is a smoker and if someone were to go, I'd prefer it be them.

The people who balk at paying extra are the same ones who will tear up a rental and pick up every stray they find.We also allow smokers....but that's for another post!

State income tax is another complication - many possibilities from same treatment as Federal to not eligible in the state to deferring into a state with income tax (where Florida doesn't have it) and all possibilities in between.Most importantly, get professional advice and I would grill them on specific OZ knowledge and understanding.

I estimate it can be done for around $15,000.I bought an apartment complex a couple years ago and one of the units had a smoker living in it for over 30 years.

If you want to avoid pets, smokers, or other factors, say so and stick to your decision

Especially since they're smokers, it will take time to clear that smell.It's also not your responsibility to determine if they can financially afford the 30-35% or not.
