As a Landlord who has No Smoking policy, I understand that smoking weed is apart of that but what about Medical Marijuana?

Pros and cons for the locals I'm sure but if the salmon come back that'll be a net positive in my book. 

There are no real wholesalers in the group, and very few people doing free and clear transactions, at least that I know of, and the average level of the knowledge about real estate of any of those "Bid Dogs" attending the masterminds is very low, or almost non existent, as most of them are new members.Phil preaches that they are experts because the know just a little be more about real estate investment than the average guy, but the reality is that is all smoke and mirrors, and they feed and prey upon people expectations to improve their lives, creating false expectations about people being able to make money the easy way, with no credit or money to start with.

FYI, Evolve now includes booking.com and I just had the worst experience with a renter from booking.com (they trashed my house, smoked and ruined my hardwood floors) and want to be removed from that site, and Evolve will not remove my listing from that site so I am motivated to terminate with them.

I know it is annoying when some guests do a bit of damage or make a mess.We had some guests break a window, break the futon, break a handrail bracket, cigarette butts on the deck (we have a strict no smoking anywhere on the property), leaving garbage here and there, not cleaning up after their dogs....All I do is fix the problem and charge the guests for the damage.

Ask what the reference's name is, how the reference knows them, and then ask open-ended questions to verify application details (how much is rent, how many people are living there, how much do they earn, what are their smoking habits, address, work performance, etc.).

The email chains are effective for quick messages but I am also fluent in Morse code, smoke signals and am in the process of getting my own courier pigeon.

@David VaughnIn general I agree with what you have said however I have had this happen......house sitting for 6 mo, make an offer at asking, be told there is a new interested party, not adjust my offer because I think they are blowing smoke, loose the deal because there was another offer.I think it is common place for agents or wholesalers to re engage tire kickers when they get an offer.At the end of the day I tend to offer what I am willing to pay no more no less.
