When I was looking to buy local rentals, I always ended up looking in Baltimore or PG county because there the numbers can work.

Also, the property will be located within Prince Georges County, Maryland (or PG County) which is right outside or alongside of Washington, DC.

If you want to go into Baltimore or PG county then that's a different story.

Start with the 4 plex.. live in it legally.. .refi it .. buy another FHA 4 plex live in it legally refi .Do this 4 times over 6 years and by the time he is 30 he will own 16 doors using his 4 mortgage slots  and  in the uber stable NW market and probably have some appreciation and huge tax bene's do this while your young and can make it work

@Ewan Tong  on the face this is fine and done every day.. and the LLC allows for uneven distributions.As Bill states though banks generally will want anyone with more than a 19% interest in the LLC to be on the loan and if a PG is required to PG.That said if your credit partner is strong enough then it should work fine.You may have to sweeten the pot a little for your credit and state side partner who I would think is going to run the show.

Am I better off just maxing out my conventional slots before I go the alternate route?

My profit is halved, which REALLY slows down the cash flow which was slotted to go towards my next property.
