It's risky but quite brain simulating as well, if the area is full of tech company or located in top touristy area, I 'may' reconsider looking with 20 years investment outlook.

Pleasure @Simon Thomas.This is for @Robert Downs to comment.What we have been doing to simulate the BRRRR method is creating company entities and selling the property from one entity (usually the developing part) to another (the property management part).

Right now mostly just flying/building/managing simulators.  

One of them sent me a Monte Carlo simulation using Python and Jupyter Notebooks back in Nov, using a data set for housing and it was a total 'are you kidding me?

I have paid for education many times in my business life and even today I am going to pay 500 bucks for an hour in the Simulator to keep my flying skills fresh  LOL.. 

Here, if you're going with the theming approach, that theming is all people are going to care about.To put it another way, if people are deciding between a bowling alley or a golf simulator or a $10k arcade machine or a theater or an X-Wing, the dresser in the 8th bedroom or the coffee table in the 3rd living space aren't going to drive their decision. 

Once you have a full report you can run a few simulators like "rapid rescore", "Wayfinder" or "Credit Wizard" these are all tools most banks and lenders use to help a borrower see what can be paid down or off to get a specific score.You also have options to inquire about "Pay for delete" collections and check you statute of limitations on collections based on the state.
