I ask them if they would like to shave off X dollars and refinance on better terms, the answer is mostly, like always, yes.I pre qualify on the phone, I explain they will need to make application, ask about any credit issues and make an appointment to see the property or send someone to look.

So I would shave off 40-50k and if the deal could work at those numbers then I would do it.

The property is not under contract, so I'm hopeful that I still have a shot but will not go above the price that works for my numbers.The property is cheap enough so my plan is to do a cash deal and then re-fi out once I rehab and the title seasons.My #'s have it cash-flowing at 265/mo. I didn't listen to Brian's video (I still say he needs to dress better and get a shave (lol)).A letter of intent is used in larger commercial deals, it's been adopted by gurus or others as a step adding to the unique approach as a ploy on a few fronts, but seller's really don't need to look at letters of your intentions to do something, they want to see you belly up with a real offer.

Trying to inject closed cell foam, or blow in cellulose into the wall cavities is problematic due to the common, but not systematic, use of cross members.

The low spots we filled with foam and covered with the same roofing material.
