Everyone wakes up and declares themselves a STR operator which is tanking the market in various places.

I have smarts and knowledge and good salesmanship, plus my w2 job I pump septic tanks and do inspections. 

I have one oil company that’s charging $4.24/gallon of oil right now and my commercial oil rate is $3.16 right now in other towns which when you fill up a tank is the difference of about $150 per fill up.

If you truly believe you could be looking at another 10-20 years of sub 1% rent growth bail now before others figure that out and the values tank.

Also, there are common domestic hot water tanks (gas paid by the owner), and a single gas meter so all tenants' cooking gas is paid by the owner as well.

Real estate investing is big-money business and there are ugly sharks out there!  

Members on the board with integrity… but on the boards…there are also sharks… a friends/associates of sharks.Do I have absolutely proof?

@Avi Lah  you have to abandon a septic tank as part of a sewer connection so the septic tank should not have worked.

Recently they replace water tank, furnace issues , etc and I never have to struggle on getting service or be at the property during service.

I'm not going the turn key route so I would be responsible for the following GC work; Site work, foundation install, furnace/boilers install, water tank, septic, connect plumbing, install panel boxes (panel boxes provided by modular company) and connect power, interior flooring, appliances, complete the siding/roof (15%) as it is delivered 85% complete, landscaping, front porch, final coat of paint inside (comes primed), 2x stair sets to the basement.My question, do you think the $94 a square foot is high?
