@Marvin Meng - that maxim about "If it's a real deal, you won't have trouble finding money" primarily applies to wholesalers who are trying to sell properties to investors by assigning the contract (it needs to be a real deal for the investor - if it is, someone will buy it) and to situations where you are partnering or syndicating (bringing on other investors as part owners) where you have an established track record and a good deal that people will be willing to buy into.Starting out to buy and hold or flip- you need your own capital OR you can borrow from 401k (cheapest) or credit cards (some are cheap or can be kept that way by rotating through various low interest deals) or you can borrow from family and friends and make it worth their while OR you can look for seller finance deals.

Rental prices are below what they should be, and as tenants rotate out, rent will be going up, after minor improvements are made in each unit. (10 month ROI for each unit's upgrades, at the higher rent tier)After rent is at the higher tier, profit each month will increase to roughly $1500/mo.I know forming an LLC will be in my best interest for this, but here's where I'm not finding anything useful online.My personal credit score is about a 590, and my fiancee's isn't much better.

But if you want it to be a pure investment deal then you need to make a ROI that would have to be higher so you can build positive cash flow or that allows you to hold for appreciation down the road without putting a strain on your current situation.

I would communicate through email rotating responsibility and deferring costs by appointing someone for each month to contact the association and request notice of any upcoming meetings and a copy of the agenda.
