Not the date I bought/settled on the house to the date I resell (actual settlement date) on the house correct?

We are so shocked by the state of a recently acquired property that we're considering re-selling it as-is and chalking it up as lesson learned. 

gotcha... although if you just hand in the keys your walking from your downpayment and whatever cash you have in it.your sense are correct all these folks singing on massive debt with 5 year calls are taking a certain amount of risk.. just need to look back to 08 09 when no one could refi and all these properties changed hands.. it was not because of poor operators basically it was frozen credit and banks not relenting or walls st.. hedgefund bought said notes from failed banks and refused to rewrite and took the assets.. since they paid pennies on the dollar for the paper.. foreclosing and reselling was still a better play for them.. 

Whether its crime, gangs, war zones, or something else that can effect you reselling.

Our plan is to find a duplex at a decent price so we can House Hack,  preferably a property with the potential to add value and resell in the future.

Buy it, fix it up, resell it, but for some reason we seem to have more reservation about moving this time.

@Roger Poulin I'm creating a real estate company currently and after I get all my infrastructer completed I'll be using some capital to reach out to delinquent owners in the hopes to get them out of their foreclosure issues, and hopefully also collect a portfolio of land to resell.  

It has nothing to do with how much you could re-sell the building for or it's actual market value. 

That could really screw you on your resale of the property and when you resell the property I can almost guarantee you the standard buyer will go through escrow/title company and then you just cross your fingers that everything turns up clean.

Their formula is to buy cheap homes in lower middle class areas, renovate, rent and resell to investors.
