@Elizabeth Ross - make sure you are familiar with South Bend - houses for under 100k in South Bend can typically be in pretty rough neighborhoods, so be sure to do your due diligence. 

I can assure anyone that is looking at these cheap properties that they are going to be in very rough, high crime areas and as an out of state investor, you are not going to have a good experience.

The city has a few popular vineyards and every year a festival is held where roughly a quarter million visitors attend. 

That will require a rough and final inspection. 2) When installing drywall you will need a nail/screw pattern inspection. 3) You will need to provide 'conditioned air' to these rooms..how are you going to do this and that will require inspection.Will you have to increase the size of the electrical panel?

I speak to investors almost daily.I am sure that dark October in 1929 was rough on you, and you are still bitter.
