Looking for not a lot of rehabilitation because it will be our first out our area investment.

We were blessed by God and were able to get a VA loan but we had to put cash money in the deal and work into rehabilitating the property to VA standards.

I am considering rehabilitating cheap properties including mobile homes and renting them as section 8.

Would the BRRRR method here apply even if if the rehabilitation part is not included in our investments, simply because we are not savvy, and more importantly, we just want to supplement this income as soon as possible?
