@Mor Elkobi 1 - registre foncier is a gouvernent register for everything that has a lien on a property, not easy to navigate tho.

If you set up an LLC, you might be able to save in some areas, but pay in others (for example, here in California, we get to pay $800 a year just for the LLC registration, regardless if any profit was made).

Take the pets photo, get proof of insurance, shot card registration, rabies and whatever else makes you safe and then I have no problem renting to pets.If they pass that inspection show up at their current residence and ask to go inside and inspect for pet damages.

But as long as you receive registration and plates every year it's not real estate so a non-starter for 1031.You don't want to play games with the IRS and renting back to yourself etc - especially when the rules are in your favor anyway.
