Doesn't have to be contractual but can be a casual negotiation, with most wholesalers they know where there numbers are and they're looking to make the profit over 20 deals versus holding onto one property till their contract expires trying to milk it for all its worth.

By accepting rent during an attempted eviction you would be essentially allowing them to stay and nullifying the eviction process.IF your landlord was that stupid, then good for you...the landlord got what he/she deserved.....but they are probably not crying in their milk while sitting in their private jet

If you want to replace your W-2, you may want to also consider adding value so you can recycle the same cash on multiple properties and it will accelerate your pace.

If there's a good deal of equity in the house, maybe consider a HELOC to pull some equity out and recycle that into another property or two in an area which hits your metrics more effectively.
