I’m just making up scenarios but I don’t see too many investors out there buying raw land because it’s more likely to be negative cash-flow than anything else.

Raw land typically does sit on the market for quite awhile down here, but if you're comfortable with the risks and have patience, keep on keeping on.

Not only does this property have two mobile homes but raw land where my dad has his horses, and where he parks his horse trailers, tractors etc. in order to sell it we would have to sell the property as a whole. these rentals though in great shape and being updated would be classified as lower income properties.

sounds like land value only minus cost to demo it.so look at raw land comps and then back out demo and your profit.NO one is going to pay that kind of money for an old MH.its only going to sell if the land is worth it minus demo.plus a buyer would have a heck of time financing it.In my experience the person who buys this will buy it from her Heirs.
