Which I know from being in other business that that does not look good to clients if I have to cancel showing or if I don’t show for showing and pay someone else to show my house I think you can pull it off as long as you set expectations properly with clients upfront and especially if you’re working with people you already know, like other fire fighters for example will be fine with your unpredictable schedule.

I have yet to have a guest ask for a refill or mention the quality (I tried to pick a nice-looking, not-too-expensive brand).Be careful with the scents -- I had a run of people pulling out and hiding the scents and one or two people complained that they were scent-sensitive in private notes.

I wouldn't recommend an ADU and take that money and invest it where you can pull capital out faster. you can do much better.

Our short-term residential investment property loans are typically 60-80% LTV and all are personally guaranteed by the borrower(s) -- we pull credit, background and PFS on each guarantor, verify experience, verify liquidity, underwrite the property, neighborhood and zip code.

There's a few different ways to focus on a lower rate such as with house hacking and making the investment your primary residence, requesting a significant closing credit from the sellers for standard rate buy-downs (which I've had great success with recently), or utilizing lenders who offer short term rate lowering solutions such as 2-1 rate buy downs (again, ideally paid for by the sellers).
