You look for comparable sales for other distressed properties that are similar and nearby and also counter that with finished version comps so you can see what your perceived spread could be.

So your capital gain when you sell this property will be calculate against your tax basis and not against your mortgage as many investors expect.

Can your property actually afford a 90% LTV loan at 8+%?
