I count deals like so:- Every time I close on a loan/sell a property- Every construction draw I take out on a rehab- Every time I receive a rent check - Each time someone I have ever talked to closes on a dealThis makes me look more experienced and polished as an investor.:) On a serious note I count a fix and flip as one deal and do not understand the logic of calling it two deals.

You'll find its built of gold and its in perfect condition and they just polished to garage floor.You want to ask very basic info, address, what the payoff is (not what is owed), how soon do they plan to move, are they behind on payments.

I changed your wording to 3rd person and it is a little long and or probably not quite polished enough for contract:"Buyer reserves the right to switch to financing instead of a cash purchase if they so choose, but there is no financing contingency and will pay cash for some reason buyer's lender can't perform"
