I remember early on in my career, I thought I was so wise because I stole a property in Manhattan (1976), that I took on a huge complex a few years later WITH RECOURSE.

Manhattan, San Diego, San Francisco, etc. all bleed cash on a duplex you'd buy and rent out. 

@Patrick Clark In Gatlinburg/PF, there are so many VRs that the repair businesses are pretty much all available for on-call emergencies.
