It wouldn't feel good to lose your equity because the 800-lb gorilla that you are partnered with wishes to rebalance their portfolio and you are powerless to persuade them otherwise.One time I had an institutional LP in a deal and they were a total pain in the you-know-what. 

Every job your tenants have today will disappear in the foreseeable future.

Yes, you have your nuances and pains that make you work a bit harder for your money in these areas, but each has its own gravitational pull that, even though some hate it, more people are drawn to it, creating a natural scarcity.

Hello Everyone,  I am looking to learn about the top 3-5 problems which OOS investors are worried about or lose their good night sleep on. Being a new OOS investor myself, I would love to learn more from fellow OOSIs....

But aside from that, the marketplace "done for you" deals program is a total lie and I see so many people in there every day that don't realize this at all and it's really painful to watch that.
