Nashville, Dallas and the south are being the hardest right now because of the new construction, but in my opinion, these could be some of the best opportunities for investing in the coming years.

Then when you have a deal, you send it to everyone on your list who has expressed interest in potentially investing with you.

I am guessing that the vast majority of homes 10+ years old had some sort of water damage at some point, most had probably several.My own home is only a few years old and we had the washer spring a leak and a few years later the RO system in the kitchen started leaking into the cabinet.Seller disclosures are pretty useless in my opinion.

Cashflow is hard here but with STR and creativity it's possible, and the appreciation makes it worth it in my opinion.
