A duplex is a great way to get your feet wet in multifamily investing, giving you two rental incomes under one roof, which can be a great balance between cash flow and passive income.I’d also suggest looking at markets that offer solid rental returns.

Ironically, I have seen most of my clients pulling their money out of numerous other investment sources with the intent of dipping into real estate.

There were at least 4 maybe 5 individuals on Dave’s team that handled numerous things like; getting any necessary info from me and the title company, providing my account statement (proof of funds) for the sellers of my replacement, working with ERG for the exchange documents I needed to sign for both closings, and getting the 45-day form filled out and sent back to ERG.

These guys want their 12M back and the rest of the LP's might as well pick RED or BLACK....For us, we are in numerous Synd's and generally doing well except this one.

The yard does not stay wet even after a hard down pour. 

Hi all, For a rental home, tenant says bathroom floor keep getting wet, even though it is small amount. at first, they thought they dropped some water. after wiping water, however, it keep coming back and now they think there is some water leak. my plumber went to check and found no issue with bath sink. he thinks it must be shower leak. the shower was redone last year by a contractor, who i ended up firing since he did not show up to work later. anyway, i hired water damage restoration (Servpro) company to check how much damage there is now. unfortunately, based on my research, it is very hard to find source of shower leak. i am thinking of rebuilding shower. i hired a kitchen remodel contractor and he gave me two options; either fix shower pan only, or (optionally) rebuild shower as well. 

I'd love to do it scared and take a risk with a small property to get my feet wet and build my confidence.

I am newer to this but have done years of research, read books, and read numerous posts on this forum.
