Some folks want a seat at the table and real control, while others prefer to be passive.. letting the sponsor do the heavy lifting.From what I read in The Economist, some markets (like Phoenix) are experiencing fresh pockets of growth in multifamily, so it’s definitely worth exploring if you’re eyeing future expansion.

Also I am thinking now that these are small rural counties with population in the entire county probably no more than 50k or so.. at least with most of those folks living in the city of Oroville which is right on the border with British Columbia In my flying days I would go into Oroville to get through US customs compared to going into one of the airports Airports north of Seattle .

PG's are worthless those that have PGs that are worth anything dont need gap funding they have the cash.this is a play for folks you know well .. not for internet facebook BP etc.. people that do this do it because they know you like you trust you and think your a good operator.Public has to many other choices that are much safer bet.. its not always about ROI with those with money..

Most folks just book it and sometimes ask later.

I also like the fact that they have been in this business since before the 2007/2008 downturn (many syndicators are newer than that) and that they have never lost a single investor's money.Anyway, that is what I can tell you so far - but I've also seen great things mentioned about them on BP and see Brian on BP a lot answering questions for folks.

I have resorted primarily just telling folks not to come out here on BP talking sub2 because those that do not like Pace  Morby and those that do not like Sub2 will come out speaking against suff that they do not understand.

Hey Folks-Just got a permit approved for an SB9 two-unit development (duplex) AND an ADU on a property in Los Angeles.

But, not everyone does it for that reason, especially older folks living on the income.

BP being 90% landlord business thats what most folks on this site are trying to scale.
