Whether or not it's the bottom, it's definitely a buyer's market in those areas, and they are nice, big cities with major transportation centers. 

It could be a nice opportunity however I would be certain they will want you to make up the difference between $250,000 and whatever is left on the mortgage which btw in my opinion should be done with lender's knowledge and approval. 

Thinking that may be a nice bonus!

Once you know the market, it's a nice gig. 

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

People also love the back deck with the string lights and a nice seating area. 

The cash flow would be nice, but are you planning to hold for a long term or refinance before the balloon or sell?

I landed on the numbers I did because that makes it cash flow nicely for the buyer in addition to meeting my goals. 

But it would be nice to have an option to uncheck that box this time around since they're already in place.

With your additional $100,000, you’d have a nice cushion to renovate or furnish a property like that.It really comes down to how involved you want to be and your long-term goals.
