After the work and when the house is first lived-in, first tenants usually find little details or retouches needed that I always address.First tenant, a contractor and only house occupant, moved-in and installed cameras outside and inside the property.

@Jonathan White If you do find a GC you are comfortable with, might I recommend setting up a number of cameras inside and outside of the house, so you can monitor progress?

Go to a used camera store and get an older Nikon D80 and a good used lens.

Banks have a vested interest in getting lowball appraisals in BRRRR situations, and if appraisers want to keep working for their main clients, those banks, they quickly learn to be well-versed in the art of giving the banks what they want, money-making lowball appraisals that screw you, the investor, and take money out of your pocket.An appraiser is going to come in with a point-and-shoot digital camera, or, in the worst case, use her/his phone.

Unfortunately the guy can do a lot of damage to a property, really in no time at all.If this were my problem I would be on point at the location with a private security service as well as local PD, camera in hand and rolling the entire time.  

I also have remote-control door locks, cameras, and motion sensors.

Case in point I rented another apartment had surveillance cameras and caught the maintenance man rummaging through my drawers.I decided to do the 24 hour notification with them anyway just to keep a better relationship with the tenant and not piss them off.

The property has around-the-clock camera surveillance and automatic gates as well.
