Different lenders can serve different purposes. 

However, if your mortgage allows open prepayment to an annual limit and/or an annual payment increase (as do most fixed mortgages in Canada), then borrowing from the LoC to prepay the mortgage serves little purpose unless your LoC was on better terms than the mortgage.  

Or, once you finish your exchange you can immediately do a cash out refi, which is not a taxable event and you can use that for any purpose you want.

Nope that does not apply to business purpose financing. 

My company is licensed in 31 states for owner occupied loans (check my profile) and I can lend in 45 states for business purposes loans (nonQM and dscr loans).

Use the cleaner as your 'manager' but for tax purposes you are the property manager.

Microsoft Excel, and most budget or free online bookkeeping isn't going to cut it in this situation.For the rental properties you own directly, I often tell clients and prospects that a P&L in Microsoft Excel is just fine and a balance sheet is not necessary for tax purposes.
