If you can hire a contractor to repair the fridge , dish washer and patio you can charge otherwise you have nothing to charge them for. 

Sink overflowing with dishes?

So dirty dishes are just going to stay in the sink for that long?

Hey everybody, just completed the Than Merrill's 3 day workshop, i think it was well worth the $197.00 but i was amazed at just how many people were so willing to open their wallets and dish out $35,000 for one of their packages.

You would be lucky to find a stainless frig for $1700 alone not including a stove and dish washer.  

Make sure everything works and repair or replace as necessary (garbage disposal, dish washer and microwaves are typically the first to need repair).

Some will have a shorter seasoning time than other but most of the time the less of the seasoning the less ltv percentage that will dish out Please correct me if I'm wrong but basically call as many banks and credit unions to ask what their requirements are.

So your end buyer is willing to dish out 15K in back taxes BEFORE the deal even closes?
